Maintaining a large residential community requires long-term investment in quality building materials, particularly when it comes to protecting properties from the elements. At the Manzanita Luxury Homes community in Citrus Heights, California, the homeowners' association recognised that their aging foam roofing systems required a reliable, long-lasting solution before water damage became a more significant issue.
With more than 60 buildings and approximately 350,000 square feet of roofing to restore, the project demanded a high-performance roofing system that would deliver exceptional waterproofing, withstand California's varied climate and minimise disruption for residents.
The existing foam roofs had reached the stage where restoration was needed to maintain their performance and extend their service life. The community required a solution that would provide a seamless waterproof membrane while allowing future repairs and maintenance to be completed quickly and efficiently.
After reviewing several proposals from roofing contractors, the homeowners' association wanted more than just the lowest-cost option. They were looking for a roofing system that combined long-term durability, excellent weather resistance and the reassurance of a manufacturer-backed solution.
Following a thorough inspection, the roofing contractor prepared each roof by cleaning the existing surfaces and repairing damaged areas before reinforcing key movement joints. The roofs were then primed and restored using Bond It's One Coat Roof Seal system, incorporating OCRS Primer, OCRS Reinforcing Mat and OCRS Liquid Membrane White to create a seamless protective finish.
Unlike traditional roofing systems that often require multiple coats or disruptive replacement work, the liquid-applied membrane provided a fast, efficient restoration while maintaining the flexibility needed for long-term performance. Its excellent adhesion to the existing substrate also meant the roofing system could continue protecting the buildings for years to come.
The completed project successfully restored more than 350,000 square feet of roofing across the residential development, delivering a durable waterproof finish while helping to reduce future maintenance requirements.
